  • Location: The property is located on County Road 290 just north of the Eolian Community which is southwest of Breckenridge. It is about 10 miles from Breckenridge, .7 miles north of FM 576, 100 miles from Fort Worth, and 138 miles from Dallas.
  • History: The property was purchased in 1886 when the Chalkers arrived from Georgia and has been in the same family since. The current owner’s aunt was born in 1905 in the original home that still stands erect as were 6 of her brothers and sisters.
  • Terrain: High rolling elevations with some rough ridges and draws on the east side of the property. Elevation changes from a high of 1270 feet to a low of 1190 feet. There is a prominent drainage on the property feeding into Big Sandy Creek which is just east of the property. The drainage might be conducive for another large tank or small lake. There is also a nice hill in the northwest part of the property.
  • Grasses & Vegetation: Klein grass and coastal Bermuda were planted in the field for grazing cattle in the 1970s, but has not been fertilized for years. Trees consist of post oak, live oak, mesquite, elm, hackberry, etc. Browse and shrubs consist of skunkbush, lotebush, bumelia, greenbriar, catclaw, and other species beneficial to wildlife.
  • Water: There are 3 good stock tanks located on the property as well as a feeder creek. The biggest tank is large with clear water, cattails, and surrounded by oak trees. The second largest stock tank is also nice sized and next to a small oak grove.
  • Wildlife & Fisheries: Hunting is excellent for deer, turkey, quail, dove, ducks, and feral hogs. Stock tanks should have fish in them, but the stocking history is unknown. This is an excellent recreational property.
  • Improvements & Fencing: There is an older set of working pens in good condition with a shed and small storage building. Fencing is in good shape with one cross-fence dividing the property into two 160 acre pastures. The cultivated field is also fenced.
  • Surface Leases: The hunting is leased for $8 per acre and the grazing is leased for $4.50 per acre. Both leases expire in September, 2006.
  • Utilities: Comanche Electric Cooperative provides electricity and Stephens Regional Specialty Utility District has a water line going through the property. Owner does not have an active water meter, but it is believed that a meter could be obtained.
  • Minerals: Negotiable. There is an old well that is not in active production located on the northern boundary of the property.
  • Property Taxes: $376.07 for 2005.
  • Price: $1500 per acre ($480,000)
