• Fencing: There are several miles of new fencing. Existing perimeter fences are in fair to good condition and will hold cattle.


• Utilities: Electricity and telephone service are available. No rural water is available since underground water is plentiful.


• Will Divide: Ranch may be divided into three smaller properties being approximately 895, 918, and 1093 acres. FM 1434 naturally divides the property, but it is best as one!
