  • Location: Ranch is located less than 1 hour south of Fort Worth and 70 miles southwest of Dallas being some of the closest big ranch country south of the metroplex. It is 15+/- miles southwest of Cleburne on FM 1434 in southern Johnson County.
  • Area: This scenic area is a quiet getaway with endless possibilities. Lake Whitney is not far down river and Cleburne State Park is also nearby. The Retreat golf course development (3000+/- Acres) and a 2600+ acre ranch are adjacent to the subject property. Large neighbors with little to no hunting are a real benefit to property.
  • Land: Raw land at its finest! Elevation change is impressive with an abundance of scenic building sites. Several tillable areas could be utilized for wildlife food plots to attract deer and turkey. Tree coverage is plentiful with a good variety of tree species.
  • Water: 2500 feet of Brazos River frontage, one mile of Camp Creek, Elm Mott Creek, and Mill Creek. Fishing in river is very good. There are also 12 stock tanks. One water well is on the property, but not being utilized. Underground water is plentiful in this area.
  • Wildlife: Hunting is not leased and wildlife is in great condition. Whitetail deer, turkey, quail, dove, and ducks make for excellent hunting. Potential for trophy bucks is good.
  • Cattle: Adjoining ranch owner has run cattle on this property for a long time. Rancher indicated the carrying capacity to be 1 animal unit per 20-25 acres.
  • Fencing: There is approximately 2 miles of excellent new fencing. Other fences are in fair to good condition and will hold cattle. There is some cross fencing.
  • Utilities: Electricity and telephone service are available. No rural water is available, but underground water is plentiful.
  • Will Divide: Ranch can be divided into three smaller properties being approximately 895, 918, and 1093 acres. FM 1434 naturally divides the property, but it is best as one!
  • Barnett Shale Minerals: 2292.725 net mineral acres are in owner’s possession. Quicksilver and EOG operate gas wells and are excellent to work with. There are currently 8 pad sites which have a minor impact on the integrity of the surface.
  • Price: Very reasonably priced at $4233 per acre ($12,296,738) surface only. Surface with Barnett Shale minerals can be purchased for $8435 per acre ($24,505,498).
