LOCATION: Eagle Point Ranch is located 25 miles West of Gainesville, TX and just south of the small town of Saint Jo. It is a short 1 ½ hour drive from the Dallas/ Ft. Worth area (approximately 85 miles NW of Fort Worth).

DIRECTIONS: From Dallas or Fort Worth go north on I-35 to Gainesville. Go west on Hwy 82 in Gainesville for about 25 miles until you come to the town of Saint Jo. Continue past the town square on Hwy 82 and turn left on Hwy 59 going south for a little over 3 miles. The property begins at Starkey Rd and continues down Hwy 59 on the right side for about ¾ of a mile until you reach the tank batteries.

ACCESS: Good access to the property with ¾ mile of road frontage on Hwy 59 and also ¾ mile frontage on Starkey Rd.

TERRAIN: Rolling hills with scattered trees to flat terrain with lots of open spaces and thick covered creek bottoms in between. There are some elevation changes towards the back of the property which provides plenty of scenic views and nice settings for that home site.

VEGETATION: Tree cover consists of cedar, elm, oaks and pecans. Grasses are mainly native with no cultivation and there is a variety of shrubs beneficial for the wildlife, especially along the creeks.

WILDLIFE: Deer, turkey, hogs and other predators make their home along these hills & creek bottoms.

FENCING: The fencing is in good to fair condition and there are three metal gate entrances to the property with two being on Hwy 59 & the other one is on Starkey Rd. Also, there are some cattle pens on the south side of the ranch near Hwy 59.

WATER: There are two seasonal creeks, one large tank and several areas with plenty of runoff where more tanks could be constructed. Water well is located near the cattle pens and is believed to be a good well, but it may need a little work to get operating again.

ELETRICITY: Electricity is available along the road, but it also crosses the property in two different areas.

MINERALS: Little production and will convey any minerals in possession, but seller is believed to own an insignificant amount of minerals (less than 2%). There is one pump jack on the property located near Starkey Rd and a set of tank batteries in the far SW corner of the property fronting Hwy 59.
