Location: Property is secluded and located near Lueders, Texas. There is currently no known written access to the property, but there are several potential routes. The Brazos River is approximately ¾ of a mile from the property. County Road 201 and County Road 240 are the closest public roads. The two most logical routes are one mile or less from county roads.

Habitat: The habitat is excellent for wildlife with bull mesquite, prickly pear cactus, and a diverse mix of native browse. The plant community also consists of skunk bush, elbow bush, lime prickly ash, catclaw, hackberry, bumelia, etc. The majority of the native pasture is in heavy cover conducive to quality hunting.

Terrain: The terrain is rolling terrain with big distant views. There is a subtle draw that runs through the property and there is a deep draw located on the neighboring ranch to the east.

Water: There is one stock tank located in the upper part of the draw with another potential location for a larger tank further down the draw. No rural water is in the vicinity and there is no known underground water.

Wildlife: This is as good as it gets for trophy whitetails on a small property. There are also turkey, feral hogs, dove, quail, and plenty of varmits. Large ranch country is nearby as well as some management minded neighbors.

Cultivation: There are four fields or food plots ranging in size from 10- 20+/- acres. Total cultivated acreage is approximately 40-45 acres. These fields could be planted to attract a variety of wildlife or they could be planted in winter wheat to graze cattle.
