• Terrain & Vegetaion: Rolling country with abundant live oaks throughout. Mesquite, hackberry, some post oak, elm, and pecan trees are also present.
• Water District: There is approximately 250 acres that the water district owns, but landowner has free use of it when lake is low. This “free acreage” increases the size of the ranch to 1900+ acres when the lake is down. Hubbard Creek Lake Association also recently spent $225,000 spraying salt cedar on 100 acres in the back portion of the lake.
• Cultivation: There are 10 fields that are all fenced. Total cultivation is approximately 300 acres. The various size fields would be beneficial for wildlife as well as cattle.
• Improvements: Rock house owner currently lives in, old home that hunters use as hunting camp, and small house for ranch hand. Several barns, sheds, barn with horse stalls, etc. are located around the headquarters area. Pastures are cross-fenced and majority of fencing is in good condition. There are a couple sets of working pens for livestock.
• Gravel Pit: Two small gravel pits are located on the property and the owner periodically sells gravel. Gravel could serve as an excellent source of road material.
• Creek: 1.8 miles of Hubbard Creek runs thru this property. The creek runs a majority of the time and always has plenty of water in it for boats. Owner has right to use 2 acre feet of water from the lake/ creek when lake is full for a nominal fee.
• Water: Two 25+/- foot water wells are also operable when the lake is full. Hubbard Creek Lake Association allows the owner to use water for irrigation purposes when the lake is full. Rural water supplies the headquarters with water. There are approximately 14 stock tanks located on the property.
• Leases: Hunting is leased for $10 per acre to 2 groups.
