  • Location: Property is located approximately 75 miles northeast of Dallas. It is only 7 miles northeast of Commerce about ½ miles south of Highway 24. It is only 1 mile from Lake Cooper TPWD Wildlife Management Area.
  • Access: There is about ½ mile of road frontage on Dogtown Road (CR 2040) with one entrance to the property.
  • Terrain: Land is rolling to level with about 50% wooded and 50% open pasture.
  • Soils: Sandy loam soils are productive for growing hay, grazing cattle, and raising horses.
  • Vegetation: Trees consist of Post Oak, Water Oak, Burr Oak, Elm, and Cedar. Grasses such as Coastal Bermuda and a variety of native grasses are productive for livestock. Yaupon Holly, Beautyberry, and Greenbrier are beneficial to wildlife.
  • Water: A nice seasonal creek runs through the western portion of the property. There are also 3 ponds, the largest being a couple acres in size.
  • Fisheries: The largest of the 3 ponds has the best fishing consisting of black bass, catfish, and blue gill. Other ponds should also have fish in them.
  • Wildlife: Whitetail, turkey, dove, and ducks provide good hunting. Waterfowl is plentiful with Lake Cooper and a TPWD Wildlife Management Area (WMA).
  • Improvements: There is a 4/3 older brick home that was built around 1980 needing some work. It is structurally in good condition. There is also a 60 X 40 barn that has ½ concrete and ½ dirt floor in fair condition. The large pond sits directly behind the house and offers a beautiful view. There is a nice grove of large trees that surrounds the house.
