  • Location: Located 10+/- miles Northwest of Paris, Texas on County Road 33200. Property is about 2 hours drive from Dallas in a desirable location.
  • Directions: From Dallas, take U.S. 75 North through McKinney and exit Highway 121. Go Northeast on 121 to Bonham and then go east on Highway 82. Take left on Loop 286/ Highway 82 staying outside of Paris. Exit Highway 79 just NW of Paris taking Highway 79 NW for 5+/- miles to County Road 33200 (look for white fence) and go left. Travel 3+/- miles down county road and entrance will be on the left (a couple hundred yards after paved road turns to gravel).
  • Terrain: Rolling terrain with heavily wooded areas as well as open meadows. Two creeks cross the property and feed into a 35+/- acre lake. The back 1/3 of the lake is on this property and is the best portion of the lake for duck hunting.
  • Vegetation: Property is 70-75% wooded with big stands of hardwoods. Native grasses meadows are scenic with possibility of baling hay or running cattle.
  • Water: There are 3 wetland areas totaling 38 acres designed by Ducks Unlimited with Wetland Development Agreement covering this portion of the property.   • Wildlife & Fisheries: Duck hunting is phenomenal! There is also a good population of whitetails and feral hogs making this a great all around hunting property. The 35+/- acre lake is stocked with bass, catfish, bluegills, etc. and offers excellent fishing.
