  • Location: Property fronts on FM 57 between Longworth and Sylvester. It is located in the southeast part of Fisher County north of Sweetwater and Interstate 20.
  • Terrain: There are two or three draws and a plateau located on the north end of the property. Land is heavily wooded in mesquite and other brush which is beneficial for wildlife populations. Land slopes from north to a 60 acre field on the south end of property near the FM road.
  • Wildlife: Deer, turkey, quail, hog, and dove hunting can be excellent. Some nice whitetails have been selectively harvested off the property and some big sheds found. Owner was hunting a large, drop-tined buck last year that was seen several times but never harvested.
  • Water: There is one windmill and also a solar water well. The solar well produces about 175 gallons per day. Two stock tanks provide wildlife and cattle with other watering opportunities. One of these stock tanks was recently cleaned out and reworked with sodium bentonite to seal it. There is also a water catchment system off the 40’ X 80’ barn with a large poly storage tank.
  • Improvements: The 40’ X 80’ barn is in excellent condition and is perfect for keeping a travel trailer, 4-wheelers, and equipment protected from the weather. Owner has this area set up comfortably for weekend outings and entertaining. The windmill is located next to the barn and serves as another good source of water. A new set of steel cattle pens and a nice steel entrance gate add to the drive-up appeal of the property.
  • Improvements: A 60+/- acre field is located on the southern end of the property. Part of the field is planted in haygrazer, part in winter wheat, and part in black-eyed peas. There should be plenty of sunflowers to provide excellent dove hunting opportunities. The field is beneficial for both cattle and wildlife.
  • Minerals: All minerals owned will convey with this sale. There is no active oil production on this property and no current oil lease.
