  • Location: Ranch is located less than 1 hour south of Fort Worth and 70 miles southwest of Dallas. It is 13 miles southwest of Cleburne with one mile of FM 1434 road frontage in southern Johnson County.
  • Neighbors: “The Retreat” development borders this ranch for almost 3 miles. More information about “The Retreat” can be viewed at www.theretreat-texas.com. The Ormsby Ranch is another large neighbor located south of the subject property.
  • Terrain: Several draws and creeks start on this property forming the headwaters of Mill Creek. Open pastureland above the rough, wooded country creates two diverse types of terrain. Live oak, cedar, mesquite, elm, and other vegetation provides good wildlife habitat. There are multiple building sites overlooking the secluded Mill Creek Canyon.

  • Barnett Shale Minerals: Seller owns 923.75 net mineral acres. Quicksilver Resources holds the lease and has a joint venture with EOG. EOG has a couple producing wells with plans to drill more. Gas production has a minor impact on the quality of the surface.
  • Price: Surface estate is very reasonably priced at $4854 per acre ($4,499,658). Surface with all Barnett Shale minerals in possession is priced at $10,236 per acre ($9,489,217)
