  • Location: Property is located Northwest of Graham and Northeast of Newcastle in a desirable area of Young County.
  • Access: There is ¼ mile road frontage on Ward Road which is the Northern boundary. An easement road located south of the property also provides access from Rux Road. Rux Road is an all weather county road.
  • Terrain: Rolling terrain with elevations ranging from a high of 1210 feet to a low of 1130 feet. There is a small, rocky creek that meanders through the property. Tree cover is primarily post oak & mesquite with a variety of other trees and shrubs beneficial to wildlife. It is heavily wooded in areas.
  • Water: There are 5 stock tanks and the largest tank was recently cleaned out. Underground water is believed to be good in this area.
  • Fisheries: The biggest tank was stocked with bass and catfish 4 years ago and a smaller tank towards the front of the property also has fish in it.
  • Wildlife: Deer and turkey are plentiful in the area. There are also dove, quail, ducks, varmits, and feral hogs which add to the hunting experience.
  • Cattle: Stocking rate of 1 animal unit per 20 acres in normal years.
  • Cultivation: There are two fields that total approximately 35 acres. The fields/ food plots are excellent for attracting deer and grazing cattle.
  • Fencing: Fencing ranges from poor to excellent with some being brand new. There are 3 fenced pastures that cattle can be rotated between.
  • Leases: Owner runs his own cattle so there is no grazing lease. Hunting lease expires in June, 2007.
  • Minerals: No minerals are in possession. There is no oil & gas production and a dry hole was drilled years ago.
  • Taxes: $656.91 annual taxes in 2006
