Location: The property is located on Red Creek Road about 1.5 miles south of
Highway 380. It is in Haskell County approximately 5 miles from the Throckmorton
County line.

History: The property was purchased in 1886 when the Chalkers arrived from Georgia and has been in the same family since. The current owner’s aunt was born in 1905 in the original home that still stands erect as were 6 of her brothers and sisters.

Terrain: High rolling elevations with 2-3 miles of scenic Red Creek meandering through the middle of the property. Forty acres has been cleared for supplemental food plots in various parts of the ranch enhancing the quality of the native pasture.

Vegetation: Trees consist of mesquite, elm, hackberry, chinaberry, plum thickets, etc. Native grasses are in excellent condition since there haven’t been any cattle on the ranch in several years.

Water: There are 3 stock tanks and one year around waterhole on Red Creek providing sufficient water for wildlife. The house has an independent water system and trailer for hauling water which works very efficiently.

Wildlife: Hunting is excellent for deer, turkey, quail, and dove. Feral hogs have been eradicated from property, but could be easily re-established. All corn and protein deer feeders, quail feeders, and hunting blinds stay with property. Some impressive whitetail genetics have been introduced to the ranch in addition to the excellent native genetics.

Improvements & Fencing: The perimeter is high fenced and in excellent condition. There are also four high fenced holding pens located in the middle of the ranch with 2 supplemental watering stations. There is a 2700 square foot metal building serving as home and barn built in 2002. The home portion is 1500 sq. ft. with 3 bedrooms, 2 baths, telephone, and completely furnished. The barn portion is 1200 square feet and is lighted, insulated, plumbed, and plenty of storage. A refrigerated game storage cooler is located in the barn. An extensive system of roads provides good access to all parts of the ranch.
