  • Located in northwest Hardeman County on the Prairie Dog Town Fork of the Red River. This property is approximately 18 miles north of Goodlett, Texas from the intersection of Highway 287 and FM 680.
  • Approximately 2 miles of FM 680 road frontage on the primary tract of land being west of the road. The 142 acre tract east of FM 680 has approximately 1 mile of combined road frontage on FM 680 and Watson Road.
  • The terrain consists of rolling sand hills covered in shinnery with lower areas toward the river having willow and cottonwood trees. There are also mesquite, hackberry, and mulberry trees providing good cover for deer and turkey. The terrain provides excellent habitat for wildlife, and is productive for cattle as well.
  • A large, natural wetland is located in the northwest part of the ranch. Tremendous populations of Mallards, Teal, and Sandhill Cranes frequently find refuge on this waterfowl haven during winter months.
  • Two cultivated fields are located on the southern end of the property. One of the fields is 180+/- acres while the other field east of the road is 110+/- acres. These fields serve as a supplemental food source for wildlife and are excellent for cattle grazing/ farming.
  • Five water wells provide water to the various pastures on the ranch. Water is believed to be 20-30 feet deep.
  • North Groesbeck Water Supply in conjunction with Harmon Electric is actively pursuing the ability to run rural water to the property. The owner has paid for 2 water meters to be installed if the water supply gets the approvals needed.
  • Average annual rainfall is 19 inches, and the growing season is approximately 213 days per year.
  • Perimeter Fencing is in poor to good condition with some cross fencing. Steel working pens are strategically located on this ranch, and there is also a small metal building.
  • Electricity is provided by Harmon Electric Association, Inc. which is headquartered in Hollis, Oklahoma.
  • Wildlife is excellent consisting of trophy Whitetail Deer, huge population of Rio Grande Turkey, some Mule Deer, Feral Hogs, Bobwhite Quail, and Dove. Migratory birds consist of a variety of ducks and geese as well as Sandhill Cranes.
  • Taxes should be approximately $3000 per year.
  • No minerals are available, and there is no active oil/ gas production.
