  • Location: This ranch is located 1 mile south of Highway 70 and accessed by a county road that dead ends into the ranch headquarters. It is between Soper and Hugo, Oklahoma approximately 2 ½ hours from the Dallas/ Fort Worth area.
  • Terrain: rolling hills covered in improved grasses with large scattered trees. Very scenic and exceptionally productive cattle ranch with impressive views.
  • Grasses & Trees: Improved grasses such as Bermuda, fescue, and rye. Large pecan trees are located along Elm Creek and there are also oak and a variety of other nice trees.
  • Water: There are 16 ponds in very good condition, some were cleaned out during recent drought. Several springs can also be found providing additional sources of water. Approximately 1 mile of Elm Creek meanders through the property which serves as another good source of water. An excellent water well provides headquarters with plenty of quality water. Water is not an issue on this ranch.
  • Wildlife: Whitetail deer, feral hogs, migratory waterfowl, dove, a few quail, and turkey provide good hunting and wildlife viewing. This area should produce big, quality deer. There is also good fishing in many of the stock tanks.
  • Cattle: This is a working cattle ranch that can run 500 mother cows or 1000 yearlings if it is managed properly.
  • Improvements: There is a 3400+ SF brick home with 3 bedrooms, 2 ¾ baths, large kitchen, office/ den, enclosed patio, and an attached 2 car garage in excellent condition. Other improvements include a large gazebo, hay barn, tack shed, machine shed, set of livestock scales, and a large pipe roping arena.
  • Fencing: Condition of fencing is excellent with lanes all leading to a large set of working pens complete with a hydraulic squeeze chute. There are 18-20 fenced pastures set up for rotational grazing. The layout of this property makes it easy to move cattle.
  • History: This ranch has been in the same family for 30+ years. Originally, it was three separate properties that were put together and improved for cattle. The pastures were fertilized and sprayed every year to enhance grazing.
