  • Location: Property is located about 20 miles east of Hugo, OK and 3 miles south of Highway 70 (Swink Community). It is also 45 miles from Paris, TX, 80 miles from Bonham, and 2 ½ hours from Dallas. This ranch is on the McCurtain and Choctaw County Line with large neighboring properties.
  • History: Swink was the first town established in Oklahoma which was founded by Sam Swink when he broke down on his way to the Alamo.
  • Layout: The main ranch is 1316+/- acres with an additional 260+/- acres to the North. Two parcels are not contiguous, but very close. Owner purchased 260+/- acres to protect integrity of property and closed county road giving both tracts privacy. North end of 260+/- acres has EW208 road frontage.
  • Terrain: Rolling terrain consists of heavily wooded areas, open hay meadows, river frontage, and wetlands. This is an excellent combination of habitat types conducive to grazing cattle, managing wildlife, and enjoying the outdoors. About 50% of the ranch is open and 50% heavily wooded. There are 130+/- feet of elevation change from the Red River to the northern part of the ranch.
  • Soils: Sandy loam soils are productive for growing hay and grazing cattle. Darker soils are in more heavily wooded areas with rocky outcroppings and limestone creek bottoms.
  • Grasses & Vegetation: Coastal and Bahia fields produce approximately 2000 round bales of hay annually. Wooded areas consist of elm, cedar, and oak trees with a variety of browse beneficial to wildlife.
  • Water: One mile of river frontage on the Red River. Underground water is very good in the area and the house is supplied by well water. Irrigation is also possible in this area. There are 6 bodies of water on the property including a 30+/- acre duck slough, 4+/- acre deep bass lake, and new 5-6 acre lake that attracts lots of ducks.
  • Wildlife: Whitetail deer are trophy size on this property with a 190 B&C buck being harvested in 2008. Two bucks were harvested in the 2006-2007 hunting season that scored 169 B&C and 159 B&C. There is a good population of deer in the 130-140 B&C class on this ranch with the possibility of producing some massive whitetail bucks. Neighboring ranches are up to 6000 acres in size with little hunting pressure enhancing the quality of the deer herd. There are 4 one-man elevated box stands and 4 Outback Feeders that hold 1000 lbs. of feed. Two fenced foodplots a third non-fenced foodplot attract wildlife. The Eastern Turkey population is in good shape with trophy longbeards. Waterfowl hunting is spectacular on 30+/- acre duck slough and new 5-6 acre lake. Owner does not hunt waterfowl or eastern Turkey so these resources have been almost untouched.
  • Fisheries: Several ponds have good fishing. The 4+/- acre lake is stocked with black bass. Fishing in the Red River is excellent for catfish.
  • Cattle: This ranch can easily run 150 animal units. If intensively managed, the land could support up to 200 head of cattle.
  • Improvements: There is a 1200 square foot house that is newly remodeled and in excellent condition. Just about everything is new including the roof, fireplace, electric wiring, plumbing, cabinets, windows, and doors. The house is in a very nice setting toward the back part of the property not far from the duck lake with flooded timber. There are two grain silo storage bins, nice set of corrals with squeeze chute, 30’ X 40’ and 15’ X 30’ pole barns. This ranch is kept in excellent condition.
  • Fencing: There are 5-6 pastures beneficial for rotating cattle which also separate the wooded areas from the more improved areas. Several miles of new fencing enhance the value of property. Six new cattle guards in concrete make getting around a lot easier.
  • Easements: There is a pipeline easement that crosses the north end of property and does not adversely affect property. There is also a short roadway easement providing access to a neighboring property. Neither easement negatively affects the property.
  • Surface Leases: There are no grazing, hunting, oil, gas, or other leases affecting this ranch.
  • Income: There is a corn/ wheat base payment on about 200 acres which would convey to buyer. Annual income estimated to be $5000, but income will vary from year to year.
  • Minerals: Surface only. There is no oil/ gas production in this area.
  • Taxes: Owner believes taxes to be approximately $1 per acre or $1600 annually.
