Location: Approximately 10 miles North of Albany in big ranch country of Shackelford County. Ranch is 150 miles from Dallas/ Fort Worth area.

Access: Property is accessed by recorded and non-recorded easements off Highway 283. Both access roads are in fair to good condition with good material for all weather travel.

Terrain: Two large ridges on either side of the property overlook a big valley consisting of two creeks, one of which is Taylor Creek. There are some nice live oaks on both ridges with good soils in lower area.

Habitat: Live oak, mesquite, hackberry, bumelia, and elm trees are some of the trees on the property. Native grasses such as sideoats grama, bluestem, and switch grass create good stands of grass for cattle and wildlife.

Foodplots: There are two foodplots that are planted in wheat and oats during the fall. They are approximately 10+/- acres in size and attract an abundance of wildlife. Some hackberry and mesquite trees were left in the foodplots to benefit wildlife.

Neighbors: The Caldwell Ranch (Walker Buckler Trust) borders the 330+ acre property on two sides; this ranch is 25,000+/- acres. The Diller Ranch is 2000+ acres and also borders the property. The large neighboring properties benefit the quality of wildlife and hunting.

Wildlife: Whitetail deer, turkey, bobwhite quail, feral hogs, mourning dove, and a few ducks make this place excellent for hunting. Quality whitetails are on the property with little to no hunting pressure for many years. Turkey are plentiful with the creeks and available roost trees. This has to be one of the best small hunting ranches in all of Shackelford County with excellent habitat, large neighbors, secluded location, and an impressive creek.

Cattle: This property has an abundance of grass with little grazing over the last 2 years. Stocking rates should be approximately 1 animal unit to 30 acres.

Water: One stock tank is located on the property. Taylor Creek has water in it year around. Nice pools of water with black bass and catfish are good for fishing or swimming. There is also a secondary seasonal creek which is 1+/- miles long.

Blinds & Feeders: An insulated, Executive Blind is located on each foodplot. Both blinds overlook solar Outback deer feeders filled with corn. These are prime setups ready for viewing or hunting game in comfort.

Fencing: Twin Mountain Fence Company built new fencing on two sides of the property a couple years ago. Fences on the other two sides of the property are in fair condition.

Roads: There is a good system of roads throughout the property providing good access to different areas. A ranch road runs along Taylor Creek for 1+/- miles with scenic views of water along the creek.

Utilities: Comanche Electric Cooperative provides electricity to the property. Rural water is not to the property, but is approximately 1 mile away. Neighboring landowner granted a waterline easement and cost is estimated to be $25,000.

Minerals: No minerals. There is some oil production on the southwest side of the property. Most of the property is not affected by the oil production.
